Hi, I'm Peter Giardini.
Welcome, and thank you for taking one of the most crucial steps towards your success as a real estate investor by visiting this site.
Since you are here let me share a little bit about me with you.
I’m a small town boy. I was raised in a small town in North Dakota. I grew up in very modest surroundings. Well actually my family was dirt poor. I think back then they defined the word poverty around our circumstances.
I made it out of high school, barely, and joined the Navy. Yes I was running as fast as I could. From what I wasn’t sure, but it was the second best decision I ever made! Spent 9 years in the Navy; on submarines. Many of the traits I value most today came from the discipline and sense of confidence I acquired while in the Navy. Oh, and I got my bachelors degree during my Navy time. Third best decision I every made!
I chose to leave the Navy and seek greater opportunities on my own and ended up working for companies who supported the Federal Government. I did pretty well in this environment and moved rapidly through the ranks and was soon managing 30 – 40 employees and millions of dollars in contracts. And over time, 20+ years, I started to hate it! Can you relate?
In this time frame I married. Stayed that way for 12 or 13 years. To be honest I can’t remember. Got divorced, fourth best decision I ever made, and then several years later married the woman who I took to her high school prom some 16 years prior. Now that was and continues to be the BEST decision I have ever made!
I got into real estate when my loving and caring second wife saw that I wanted to get into stock trading in 2000. You know what happened to the stock market at that time. Instead Vicky suggested that I explore real estate investing and we have not looked back since. See, what did I tell you about the BEST decision I ever made when I married Vicky.

Vicky and I
In August 2001 with just $25,000 in financial assets, no partners, and no contacts I took the plunge and got started in real estate and I was scared _hitless! Can you relate?
I was so scared that I spent a large sum of money to have someone teach me how to invest ethically, wisely and profitably. Big mistake for reasons you might not expect… but that discussion will be saved for a later time, perhaps over a drink or two.
So… here is what I accomplished from August 2001 to today. I will keep it short. Oh, in case you were wondering, I quit my 6 figure job in April 2002. And as I have said, I never looked back.
In just five short years I build a real estate investing company, Community Real Estate Investments, LLC that was a phenomenal success. Here are just a few of the pertinent statistics.
CREI’s Accomplishments:
|
1. Recorded over $7,000,000.00 in overall revenue in 2005
2. Collected over $720,000.00 annual rental income
3. Employed 7 full-time staff members
4. Completed a minimum of 4 renovations per month
5. Wholes 2 – 3 deals per month
6. Obtained over $3.6 M in bank loans (rental properties)
7. Obtained over $1.2 M in “private” lender loans
8. Secured over $2.2 M in Working Lines of Credit
9. Sold the entire thing in 2006, one property at a time, for over $7,000,000.00

Now to be fair I did have help. Initially Vicky and I had another couple as our partners. In time we brought on two additional partners. So with six partners, 5 of whom worked the business full-time and the 7 staff members we were flying.
We were also damn smart and lucky! Although the reasons for selling the business had nothing specifically to do with the changing market, we owned 80 rental units, each one throwing off positive cash-flow, our decision to sell was both
timely and prudent. And there are a great many lessons I can share with you regarding “contrarian” investing and managing partnerships to your advantage.
One other point I would like to make regarding my experience. I have had the great pleasure and extreme satisfaction of having been asked by dozens of beginning and experienced investors to help them learn this business and make substantial profits along the way.

The biggest successes have all centered on helping these individuals to be better investors. To learn to confidently execute deals whether as wholesalers, rehabbers or landlords. And the vast majority of them have prospered through my advice, teachings and
systems to be able to become full-time investors. And each time one of them leaves their “job” I know that I have taken one more step towards my personal mission.
I will never claim that I will make you or anyone for that matter a millionaire. But what will I guarantee is that if you qualify to participate in one of my coaching programs; you will flourish and make money, a lot of it. PERIOD!
Keep this in mind… I won’t waste my valuable time trying to teach losers (that is equivalent to attempting to put a shine on beetle dung, when you are done, its still beetle dung). I only want those who are willing to take the
actions needed to succeed. If you are this individual then I invite you to take the first step and come meet me in person.
